  1. Day 1

    Walkthrough & written offer

  3. Day 5

    Inspection, title, & survey

Title commitment is opened with the local abstractor, prior owner's lien payoff statements are collected, and the survey (if required) is ordered. Any material issue surfaced here is either absorbed by Mike or cancels the contract with earnest money returned within 48 hours.

  4. Day 7

    Closing & wire transfer

    Seller signs the warranty deed, closing affidavit, and 1099-S paperwork at the title company — or remotely via mobile notary if out of state. Funds wire to the seller's verified bank account the same business day, typically by 3:00 PM Central. Mike takes keys at the table; the in-house crew mobilizes for any renovation work the following Monday.
